What is a Milestone Inspection?

A milestone inspection involves evaluating a building's structural integrity, including load-bearing elements and primary structural members, conducted by a licensed engineer.

Inspection Requirements for Condominiums

  • Condominium associations must schedule a milestone inspection for buildings three or more stories tall. The initial inspection is required by December 31 of the year the building turns 30 years old, and every 10 years thereafter.
  • A Threshold Building Inspector is required to inspect all structural repairs in addition to county inspection personnel if the building is greater than three stories or greater than 50 feet in height.

Timelines for Initial Inspections

  • Buildings reaching 30 years before July 1, 2022, need an inspection by December 31, 2024.
  • Buildings reaching 30 years between July 1, 2022, and December 31, 2024, must be inspected by December 31, 2025.
